Roseleigh Terms & Conditions
We accept – Mastercard, Visa, Visa Debit (Please note that due to Covid 19 – CASH will not be accepted)
The confirmed price is based on tariffs, fees, and costs in effect at the time you make your booking. In the rare occurrence where there is a significant increase/decrease in inflation, costs of fuel, labour or materials, supplier costs, currency exchange rates, tariffs, government fees, government directives, force majeure, we reserve the right to pass the difference on to the client under the following terms.
No change will be made within 30 days of arrival date. If any change is within 2% of the quoted price, the difference will be absorbed by The Roseleigh. If any increase exceeds 10% of the quoted price, clients have the right to cancel their stay with a full refund and no cancellation charge. Should clients wish to cancel a booking under these circumstances, The Roseleigh requires confirmation by the guest within 14 days of being advised of the surcharge notification.
Independent Bookings FOR Bookings from 1 to 6 ROOM nights duration
On the KASHING online booking payment page you will see the total sum of your stay. Please note that a deposit of £20 per person or 10% of the cost of your stay (whichever is the greater), is required for all bookings, and will be deducted from the card details supplied when you submit your payment details online.
This deposit will be deducted from your final account. Deposits can be made with credit/debit cards by telephone or by our secure on-line booking form. Prices quoted include VAT.
Group Bookings: (3 or more rooms ) or/and Independent Bookings which total 7 ROOM nights and more
To secure a Group Booking or 7 room nights and more – we require a non-refundable deposit of £40 per room.
The balance of the booking to be settled 28 days prior to arrival (this would also be completely non-refundable in the event of cancellation)
On arrival when you check in, we reserve the right to ask for pre- authorisation for the full balance of your stay.
Balance of Payment Due
Balance of payment due will be deducted from the card details provided for the original deposit, on the day of your arrival , to enable contactless check out.
High Season, Weekends and Bank Holidays:
Please note that single night bookings at weekends and in the high season may not always be accepted.
Weekends: – please note that we usually require a minimum 2 nights stay.
Bank Holiday Weekends: – please note that we normally require a minimum 3 nights stay.
Please note that at weekends / festivals /peak season we do not provide discounted single occupancy rates – the full room price would apply.
Cancellation / Non-Arrival : DIRECT BOOKINGS ONLY
This policy only applies for bookings made directly with us, over the phone or through our website (www.roseleighhotel.co.uk)
If the Roseleigh is open and you have an existing booking, then the standard cancellation policy and general terms and conditions apply.
If you fall ill with Covid- 19 or any other condition it will still be necessary to charge in accordance with the cancellation policy.
If you are prohibited from travelling – e.g. the area within which you live is under lock down or transportation issues arise please note that if the Roseleigh is open and you have an existing booking, then the standard cancellation policy and general terms and conditions apply.
We would recommend that you take out travel insurance to cover the cost of your visit.
BOOKING DIRECTLY with us means you gain more flexibility to amend, or cancel your booking as outlined below.
Please refer to the cancellation policy on your booking confirmation for reservations made through INDIRECT Booking Agents (e.g. BookingCom , Expedia , HotelsCom, Agoda, Trip Advisor). Please contact them directly should you need to discuss any alterations or/and cancellations for bookings made with them.
To avoid misunderstandings, all cancellations are acknowledged in written form and will be confirmed via e-mail, or letter.
Please retain the confirmation in the event of cancellation.
Bookings made directly with the Roseleigh
INDEPENDENT BOOKING (with the exception of bookings where “special booking conditions apply” as per booking documentation)
FOR Bookings from 1 to 6 ROOM nights duration :
For cancellation up to 72 hours before intended arrival date (based on a 4pm arrival) – your original deposit will be refunded minus a £5 administration charge to cover card charges we incur and administration fees.
For cancellation less than 72 hours and before 24 hours of the intended arrival date (based on a 4pm arrival) , the first night will be charged (minus the deposit)
Within 24 hours (based on a 4pm arrival) or in case of no-show or early departure, the total price of the reservation will be charged.
NO SHOW – is where guests do not arrive on Day 1 of their booking , before 2200 hours. After 2200 hours on Day 1 the room/s will be automatically cancelled for the full duration of the booking. The full value of the total booking will then be charged to the card supplied for the original deposit.
In the case of departure earlier than originally booked the total price of the reservation will be charged.
If cancellation is as outlined above, we reserve the right to deduct balances outstanding/owing – payment will be taken from the credit/debit card used to secure the room/s with the initial deposit.
GROUP BOOKINGS (3 Rooms or more) or/and bookings which total 7 ROOM nights and more
(with the exception of bookings where “special booking conditions apply” as per booking documentation)
The balance of the booking is to be settled 28 days prior to arrival (this is completely non-refundable and/or non-transferable in the event of cancellation)
No allowance will be made for temporary absence, meals not taken or for departure earlier than confirmed.
We welcome children aged 6 years and over. (please note that we have no family rooms, the maximum occupancy is 2 people per room in our twin/double rooms, and 1 person in our single room)
Checking In & Checking Out Information
CHECK IN – is from 4pm to 10pm on day of arrival. Please note that we do not accept check ins / arrivals after 10pm.
CHECK OUT – For the convenience of incoming guests we require rooms to be vacated by 10.30 am on the day of departure.
EARLY CHECK IN / LATE CHECKOUT – IS NO LONGER POSSIBLE DUE TO PRESENT SITUATION
Due to now having to operate with respect to Covid 19 , we can no longer accommodate early check in OR late checkout – this is both to maintain a safe environment for our staff whilst they are cleaning the general areas of the property and bedrooms , and allow for the bedrooms the necessary extra cleaning time required. Please feel free to park your car or motorbike if applicable, should you want to arrive early into Buxton ( subject to availability).
In the event of any damage to or loss (e.g. keys) of hotel property caused by the client(s), we reserve the right to charge to replace, repair or professionally clean the item(s) concerned as well as any associated costs. Payment would be taken from the credit/debit card used to secure the room/s with the initial deposit.
The proprietors reserve the right to amend, curtail or terminate any contract should the conduct of the person who is a party to that contract cause any detriment to the well-being or comfort of other guests.
Health & Safety
Please do not come to stay at the Roseleigh if
You have COVID 19 or the symptoms (a persistent cough, high temperature or loss of taste/smell)
You have been in contact with someone who has COVID 19 within the last 14 days OR approached by track and trace OR awaiting the results of a COVID 19 test.
Social Distancing – due to Covid 19 we ask that clients comply where practical social distancing of 2 metres or 1 metre plus (using your own PPR – masks/face covering/gloves). Where in public areas of the property – for example stairways – we ask that guests be patient when allowing each other to pass – as everyone is required to adhere to social distancing.
PPE is equipment (e.g. masks/face coverings/gloves) that will protect the user against health or safety risks. We encourage all guests both for their own health and that of others, to wear their own PPE when in public areas of the property – for example on entering the premises , and on the various floor levels within the corridors. We ask that all guests use sanitising gel where provided – for example on entering the Roseleigh in the front porch.
If a guest is displaying signs of the coronavirus (COVID-19) virus , they should inform the owners of the Roseleigh, immediately self-isolate where they are to minimise any risk of transmission, and request a test. The guest will be expected to pay the costs of an extended stay. If they are confirmed to have coronavirus (COVID-19), as the risk to the host/owner cannot be mitigated – guests should make arrangements to travel home as safely as possible, whilst minimising risk to others.
Guests should follow government advice on dealing with possible or confirmed coronavirus (COVID-19) infection.
It is prohibited to leave electrical devices charging whilst unattended throughout the Roseleigh – as this is a high level fire hazard. We reserve the right to unplug items left unattended.
By popular request, in the interest of comfort and safety of our guests we operate a “No Smoking” policy throughout the property (THIS INCLUDES E-CIGARETTES). Should you choose to ignore this policy, you will be asked to leave and charged in full for your entire stay plus an additional £100 for specialist cleaning to your room. Payment will be taken from the card used to secure the room/s.
FREE Internet Access
FREE Internet Access – Ruckus System ( providing complete coverage in all bedrooms and all public areas) is available free of charge, Ruckus Testimonials
Would walkers please remove boots and dirty clothing before entering The Roseleigh. We will do our best to try and dry wet boots – please contact reception. Please note that we do not allow the washing of boots in the bedroom en suite facilities.
Access to The Roseleigh car park is via Hartington Road. Up to nine spaces (subject to the way cars are parked) are available to the side and rear of the Roseleigh on a first come /first served basis (please note that we cannot reserve specific spaces) – parking is prohibited in front of the property for safety and access reasons. Additional parking is available nearby.
The proprietors cannot accept responsibility for loss of, or damage to, guests’ property both in the property or our Car Park and/or our back yard area.
Public Lounge no longer available – but will be converted into extra breakfast room facility (to allow for social distancing).
In light of the current situation we have introduced the following :
Pre-Booked Breakfast times will be mandatory – please reserve at time of booking or prior to arrival subject to availability at time of booking/enquiry/arrival at Roseleigh.
If your desired sitting is not available due to already being fully booked we will allocate you the alternative option outlined.
We thank you in advance for your cooperation with this solution, as we have to comply with government directives on social distancing both in the interests of our guests and our staff.
Please note that one bedroom can have one breakfast sitting
(we cannot offer two sittings to a bedroom – for example if one guest wants the early breakfast and one guest wants the later breakfast)
Entry to dining areas will be a 15-minute window and guests will have to vacate by or before respective finishing times – to allow for functionality of this policy for everyone’s benefit.

We will require the breakfast rooms to be vacated at 1015 to allow our staff to continue with their cleaning of the property.
We would respectfully ask our guests to refrain from using mobile phones and/or laptops in the breakast room.
Please note that we do not accept pets of any description.
Non-availability of Accommodation
We would only cancel your booking if your accommodation was unavailable for reasons beyond our control e.g. force majeure , government directives, Covid 19 associated issues, pandemics. We would however attempt to offer you alternative accommodation. If this was not possible, or unacceptable to you, then we would refund all monies paid by you for the duration of your stay. Our liability would not extend beyond this refund.
